Patricia O. Espinosa, Esq. is the owner and founder of the Law Offices of Patricia O. Espinosa, P.A., where she focuses primarily on real estate law. A member of The Florida Bar since 1991 and a licensed real estate broker since 2001, she brings more than 25 years of experience in the title industry, with a strong record of serving both developers and individual clients.
Her career began in public service, first as Senior Staff Attorney for the State of Florida Guardian ad Litem program, where she represented children who had been abused, abandoned, or neglected in dependency proceedings. She later served as Senior Staff Attorney for nearly six years at Voices for Children, representing child victims of crime in Miami-Dade County. These early roles shaped her commitment to advocacy, client service, and ethical practice.
In private practice, Ms. Espinosa has developed extensive experience in real estate transactions, particularly in representing developers from land acquisition through project closings. She has successfully conducted more than $1 billion in closings for many of South Florida’s leading developers, including Related Group, Alta Developers, and Alta Development.
Born and raised in Miami, she comes from a family background in real estate, with a deep understanding of both commercial and residential new construction. Known for her work ethic and client-centered approach, Ms. Espinosa combines her legal expertise with a genuine passion for helping people navigate complex real estate transactions with confidence and care.

Marie Diaz, Closing Manager
Marie Diaz is the Closing Manager for Law Offices of Patricia O. Espinosa, P.A. and has served in that capacity for the past 15 years. She has worked in the title and escrow industry for +35 plus years as a title agent, and currently serves as our Closing Manager overseeing both the residential and commercial divisions, while working primarily with the home builder community. Her primary background is in title examinations but has expanded her responsibilities to include oversight of personnel, production, and market penetration. She was born in Cuba, and emigrated to the United States in the 70s. She developed a sense of incredible work ethic early on as she needed to assist in providing for her family’s everyday needs. Her goals and aspirations have always been to be the best version of herself that she can be. She strives to be an impressionable professional and works tirelessly to ensure a quick and smooth closing.

Katy Castells, Pre/Post Closer
Katy Castells currently serves as our closing processor on all residential files. She has 35+ years of experience in the title and closing industry. At Law Offices of Patricia O. Espinosa, P.A., her primary focus has been on the residential side of the business, both preparing the files for closing and the policies once the closings are completed. She loves all aspects of the work, especially the wonderful people both internally and externally. Her goals and aspirations have always been to be the best version of herself that she can be. She strives to be a consummate professional who is recognized for having good communication and listening skills. She emigrated from Cuba in the late 70s and has lived in south Florida for over 30 years.

Francisco Delmonte Sr., Assistant
Francisco Delmonte serves as Assistant to Patricia O. Espinosa, Esq.,. In this role, he supports the attorney and clients by coordinating schedules, managing communications, and assisting with contract preparation and case documentation. Francisco also helps oversee administrative operations, ensuring that transactions and client matters are handled efficiently and in alignment with the firm’s commitment to excellent service.

Matthew Lefert, Contract Administrator
Matthew Lefert is an experienced real estate professional with a background in contract administration, property management, and client relations. Currently serving as Contract Administrator for River District 14, he manages sales contracts, deposit schedules, compliance processes, and broker agreements, ensuring smooth coordination between buyers, brokers, and the developer. His prior work with FirstService Residential included overseeing condominium startups such as Baltus House Condominium, where he established operations, managed resident relations, and streamlined compliance and budgeting processes. With a Bachelor of Science in Hospitality and Tourism Management from Florida International University, Matthew brings strong organizational skills, bilingual communication in English and Spanish, and a client-focused approach that supports both the legal team and development projects.
